Moving In
Getting Ready to Close
Once inspections, appraisal, financing, and the remaining contingencies are behind you, the transaction moves into the final stretch. At this point, I help coordinate with your lender, escrow, title, and the listing agent so you know exactly what is still needed before the property officially becomes yours.
The Final Walk-Through
Before closing, we complete a final walk-through of the property. This is not a new inspection or another opportunity to renegotiate the purchase. It is a chance to confirm that the home is in substantially the same condition as when you agreed to buy it, that agreed-upon repairs have been completed when applicable, and that the property is ready to transfer.
Final Loan and Escrow Documents
If you are financing the purchase, your lender and escrow team will coordinate the final loan documents, closing figures, and funds needed to complete the transaction. I stay in communication with everyone involved so we can address any last-minute questions or issues before they create a delay.
Funding and Recording
In California, signing documents does not necessarily mean you own the home that same moment. After the lender funds and escrow completes the required steps, the deed is recorded with the county. Recording is what officially transfers ownership of the property to you.
Keys and Possession
Once the transaction has recorded and possession is available under the purchase agreement, I coordinate the key handoff and make sure you know what comes next. Depending on the contract, possession may be at closing or at another agreed-upon time.
Utilities and Moving In
Before move-in, you will want to arrange the transfer or activation of utilities, update your mailing address, and coordinate any services you may need at the property. If questions come up after closing, I remain a resource for recommendations, local contacts, and anything else that can help make the transition easier.
Welcome Home
Closing is the end of the transaction, but it is not the end of my relationship with my clients. Whether you need a contractor recommendation, have a question about the property, or simply want local advice down the road, I am always happy to help.
